First, we begin with your vision and ideas. Seek inspiration from many sources – magazines, online blogs, websites, or even your local neighbourhood. You’ll start to see common elements in your preferences including choice of materials, colours and other design features.
Next you can start to sketch sample floor plan layouts using online software or, simply a grab a pencil and paper. Consider elements such as the direction of light, air flow and connection to your existing home.

Upon lodging building plans to local council, the approval process can take 3 - 6wks. A construction period timeframe for a major alteration or extension project can take from 8 weeks to 6 months.
You’ll find the period prior to and including the estimate stage is the most timely step of a proposed renovation project. It’s best to thoroughly consider all options available to you at this time. This includes variables such as planning restrictions, choice of materials and the most efficient use of space, which will enhance you overall satisfaction upon completion of the project.
To ensure you do not encounter lengthy delays or costly variations throughout the project, we like to make sure all options are investigated during this early stage of the process.

Generally, an application for an Alteration to the Dwelling for carrying out building work will be required to be lodged for assessment and approval to local council if the renovation works:
- change the building’s floor area or height and affects a major structural component, or
- changes more the 20% of the structural components of the same type (e.g. roof area)
If you are unsure if a building application or plumbing application is required for your project, contact us and we’ll review your proposal.
We will submit the building application and associated documents for local council approval, on your behalf. From the planning stage through to the final inspection of the building works, this system allows us to have a direct communication channel with the planning department and building certifier.
As a result, you get to spend more time throughout your home renovation project getting on doing the important things in your life.
Certain changes, known as ‘variations’, can be taken into account throughout the construction period. At times, variations may incur an adjustment to the total contract price or delay to the building works.
However, our clients can view their own project schedules at any time via access to a secure online portal. This ensures delays are kept to a minimum and sufficient time is available to decide preferred selection choices.
